Real Estate SEO: How Estate Agents and Realtors Win Local Searches

By Muhammad Amir, Searcora Digital Ltd

Real estate SEO is local by nature: buyers and sellers search for an agent in a specific town or neighbourhood, and the listing portals take most of the property searches. Agents win the searches the portals cannot — “estate agents in Clifton”, “best realtor near me”, “how much is my house worth in” their area. This page covers the Google Business Profile rules for agents, the pages that rank and the realtor SEO mistakes that cost listings.

Searcora Digital Ltd is a UK-registered company working remotely with businesses in the UK and abroad, on your Google Business Profile, your website and your listings. Google names three local ranking factors — relevance, distance and prominence — and each section below works on one of them; the full method is in how to rank higher on Google Maps.

Profiles

Can a real estate agent have a Google Business Profile?

Yes. Google’s guidelines name real estate agents as individual practitioners, who may have their own profile alongside the agency’s. The profile must follow the usual rules:

  • An office that is staffed during the listed hours can show its address.
  • An agent who meets clients at properties rather than at an office can set up as a service-area business with the address hidden.
  • Category: Real estate agency for the office, Real estate agent for an individual agent.
  • One practitioner at a small agency is better as a single profile named with the agency and the agent, so two profiles do not compete.
Pages

Area pages and valuation pages that rank

Property portals win the listings; agents win the local knowledge. Build a page for each area you genuinely cover with what sells there, typical prices, schools and transport, and recent sales you handled. A valuation page — “how much is my house worth” in your area — attracts sellers, who are the clients agents most want. Each page needs real local detail; copies with the area name swapped are doorway pages under Google’s spam policies.

Portals

Portals, registrations and directories

Agents are judged by where buyers and sellers already look.

  • UK: Rightmove, Zoopla and OnTheMarket profiles; membership of a redress scheme such as The Property Ombudsman, which estate agents in the UK are required to join; Propertymark membership if held.
  • US: Zillow, Realtor.com and Redfin agent profiles, your brokerage page and your state licence details, which many states require in advertising.
  • Name, address and phone identical everywhere, including the brokerage name where rules require it.
Reviews

Reviews from buyers and sellers

Ask for a review at completion or closing, when the client is happiest, and reply to every one. Reviews that mention the area and the type of sale — first home, downsizing, a quick sale — help both relevance and the next client’s decision.

Keywords

Real estate SEO keywords worth targeting

The best real estate SEO keywords are the ones portals do not answer well:

  • “estate agents in” or “realtor in” plus your town or neighbourhood.
  • “house prices in” and “moving to” your area.
  • “sell my house fast”, “house valuation” and “how much is my house worth”.
  • Specialist searches such as luxury homes, new builds, lettings or commercial property, if you handle them.
Avoid

Realtor SEO mistakes

These are the problems behind most agent profiles that never show up locally.

  • Duplicate profiles for the office and every agent at one address.
  • Area pages copied with only the place name changed.
  • Keywords in the agency name that are not on the signage.
  • Missing licence or redress-scheme details where they are required.

How we start

How we start with estate agents and realtors

  • Check the map pack for your main searches from a few points across the area you serve, to see where you appear and where you do not.
  • Compare your profile with the three that win — categories, services, reviews, photos and completeness.
  • Fix relevance first, because it moves fastest, then work on listings, reviews and local links for prominence.
  • Report what changed in calls, direction requests and website visits from the profile, not just positions.
